The guide, Nick, is a one-man show and is super professional. He's passionate about what he's doing and it shows. He communicates well before, during and after the trip.
My wife and I have done a number of different ghost tours over the years and they generally fall into a pretty standard script: Walk to a spot, find out about a past tragedy, hear stories of people seeing things ever since. Repeat for 30-90 minutes. The quality of the tour will depend primarily on the atmosphere of the location and how well your tour guide sells the story - it's in no small part a performance.
This tour is very different. Most importantly, it's not a performance: Nick is looking for evidence of the paranormal and you're part of that search. The groups are small (5 guests the night we did it) and each person will get a specialized piece of equipment. For example, my wife had a camera tweaked to see into the infrared, and I had one type "spirit box" which scanned radio waves and gave brief snippets of sound at random intervals. You walk from place to place, and at each one you get a brief story, then are encouraged to collect evidence and report back to Nick. Before leaving each location, you get some more history on where you were.
I'm a skeptic, but I went in with an open mind and I had a good time. I had a few legitimate creepy moments, in no small part of the spirit box I was carrying around. Being in an unfamiliar city, in the dark, hearing stories about angry ghosts, then having the thing in your hands clearly say "evil... danger" in two different voices legitimately gave me goosebumps and got my heart racing.
